North Hills Remodeling and Second Units
North Hills remodeling: rear additions, garage conversions, backyard units, new windows and stucco repair, priced in stages and filed with the City.
North Hills is a San Fernando Valley neighborhood whose plans go through LADBS. Where a lot is large enough, space for relatives or rental income can come from an ADU or an addition, and the house itself can be set up to cope better with hot afternoons. Harborstone designs both, files the drawings and builds them. Every project starts with a visit to the lot and a written scope.
Choosing between an addition and an ADU
An addition grows the main house and shares its kitchen, while an ADU is a separate home with its own entrance, kitchen and bath. The right choice depends on how the space will be used, the lot and the budget. We price both after a site visit, showing the foundation, framing, roof, systems and finishes for each. A garage conversion is another route, and it reuses an existing slab and walls. The comparison makes the trade-offs clear before any plans are drawn.
Exterior upkeep
Aging stucco, aluminum windows and sun-dried trim show up on an older house as it ages. We repair stucco at cracks and openings, replace windows with insulated units, and replace fascia or trim that has split. A full color coat afterward evens out the patches and seals hairline cracks. Gutters and downspouts are checked so they carry water away from the walls. These exterior items can be done alone or alongside an addition, when scaffolding and crews are already on site. Stucco color is matched to any addition.
What we take on in North Hills
The shell of the house first, then everything else.
