Kitchens that work for today
An older kitchen tends to be closed off, with little counter space and limited power. A remodel can remove a wall to the dining or family room, add an island and bring the electrical up to modern loads. Taking out a bearing wall calls for an engineered beam with posts down to footings, and a new panel may be needed for the appliances. We price the layout change, the electrical work and the finishes separately, and we install a range hood that vents outside to keep heat and grease out of the house.
Stucco, windows and the finish
Aluminum windows with failed seals and stucco cracked around the openings are typical of an older house. We replace windows with insulated vinyl or fiberglass units, choosing retrofit or full-frame for each opening based on the frame and the wall under it. Stucco is repaired at every opening, and a new color coat over the house evens out the patches. Where wood trim or fascia has dried and split in the sun, we replace it and prime it properly before paint.
