Strong sun and earthquake risk both shape the work, so we look at windows, shade and structure on every house, and we plan additions, ADUs and remodels with those in mind before the drawings go to plan check.
Room on a large lot
A rear addition, a primary suite or a detached ADU may fit on a larger lot without crowding the yard. We design additions to follow the existing roofline so they look original, with the roof transition drawn out before framing begins. Detached units need setbacks, utilities and fire access confirmed early. The quote lists the foundation, framing, roof, systems and finishes separately, which makes it easy to compare an addition with an ADU for the same budget. Garage conversions are another option.
Structure and seismic upgrades
Houses that came through earthquakes sometimes carry quiet damage: cracked foundation sections, stucco cracks running diagonally from openings, or doors that no longer close well. We inspect those signs and bring in an engineer where the foundation or framing needs work. Raised floors can be bolted and braced, and garages with large openings can be strengthened during a remodel. Doing this structural work while the house is already under construction saves cost and disruption compared with a separate project later.
