ADU Construction in Alhambra
Backyard ADUs and garage conversions in Alhambra, with roofs and drain lines planned so storm water leaves the unit and stays clear of its footing.
Every gallon that lands on an Alhambra ADU roof needs a planned exit, and we choose it before the floor plan. A low-slope roof over a small unit can hold water at a parapet or a sagging corner, so we pitch it toward one eave, hang a gutter sized for a hard storm and run each downspout to a drain line that carries water past the footing. We draw the unit, the City of Alhambra checks the plans, and we build to them.
Roof shape on a compact unit
A single-slope shed roof is the easiest way to move water off a compact unit, since all of it collects along one edge where a gutter can catch it. A gable splits the flow between two eaves and suits a unit set near the middle of a yard. Valleys and small crickets are where leaks tend to start, so we keep them off the drawing whenever the layout allows. Under the covering we lay a self-adhered membrane at every edge and penetration, and the drip edge laps over the underlayment at the eaves so wind cannot push rain behind the fascia.
Where the water goes once it reaches the ground
A downspout that empties beside a new slab can soak the soil under it, and an urban parcel may have little open yard to spread that runoff. We route each outlet into a solid pipe that daylights at a planted area or ties into a drain the city allows, keeping the discharge well away from both foundations. Finished grade around the unit falls away from its walls. Inland lots can go months without rain and then take a heavy storm overnight, so we flush the lines and confirm the fall of every pipe before the final inspection.
ADU Construction in Alhambra: questions
The answer starts with a tape measure. We plot the side and rear setbacks, the ground the main house and any garage already cover, and the path a drain line can take toward the street or a planter. A long rear yard may hold a detached cottage. A compact parcel can favor an attached unit or a garage conversion, and we sketch each option that fits.
An Alhambra reviewer wants to see how far the unit sits from each property line and where its roof water and sewer line go. Our site plan shows both, and the roof framing sheet backs up the drainage. Our drawing set includes both sheets when the unit stays on a single level and under 500 square feet. Permit charges paid to the city are billed separately from the drawings.
It can if the shell is sound. Some garages sit a step below the yard, so water marks along the bottom of the walls are the first clue we look for, followed by cracks in the slab and the clear height under the joists. We share what turns up before recommending a path, and a conversion then gets insulation, egress windows and a framed wall across the old door.
