We plan that wall early, because it fixes where water, drain, gas or power enter the unit. Bedroom, bath and storage are arranged around those lines once they are set.

Planning around the kitchen wall

Putting the bathroom back to back with the kitchen lets both share a single wet wall, which shortens the drain run and keeps pipes inside heated space. The hood gets a short, straight duct with a damper so cooking moisture leaves the building. We size the electrical service for an induction cooktop or a gas range, depending on what the main house can supply, and keep a clear path from the entry to the counter so groceries never cross the bedroom. Storage goes above and below the counter, where it takes no floor space.

Ember rules and the outside skin

Pasadena includes mapped fire hazard zones. A parcel inside one can come under ember-resistance requirements. Where they do, we use a Class A roof, vents fitted with fine metal mesh, enclosed eaves and dual-pane windows with a tempered layer. Walls get cement plaster or fiber cement, both of which resist ignition, and we fit metal guards over the gutters to keep needles and leaf litter out. The Pasadena building department reviews the drawings, and we confirm early whether your parcel falls inside a mapped area so those details are in the first submittal.
