More space on a modest lot

When an Alhambra lot ends in a detached garage, that building is often the most practical place for a second unit. We check whether the slab and walls are worth keeping, compare a conversion with a new ADU and confirm the city's setback and utility requirements. Units are drawn with insulation and low-E windows for the warm months, and their wet rooms get a membrane behind the tile and a fan that vents outside. Each stage carries its own price, from drawings through finish work.

Period houses inside and out

Spanish revival and bungalow houses often keep plaster walls, arched openings and original windows. We repair plaster at cracked openings by hand, bring old windows back or fit new ones in the same pattern and flash them properly. Inside, small kitchens and baths can be reworked without losing the character of the rest of the house. Opening a wall starts with a check of the structure and the old wiring and plumbing inside it, which are often due for replacement anyway. Floors in older houses are leveled before new finishes go down.
