ADU Construction in Lake Balboa
Lake Balboa ADUs and garage conversions with fiberglass doors, plaster walls and trim chosen for strong inland sun, drawn for City of Los Angeles review.
Fiberglass over a composite frame is the entry door we specify for a Lake Balboa ADU. Inland valley lots get strong sun and dry wind, and a wood door left to that swells, shrinks and checks until it no longer closes tight against its weatherstrip. Fiberglass keeps its shape and holds paint. The same thinking carries through the rest of the shell. Our office prepares the drawings, carries them through City of Los Angeles plan check, and the build follows the stamped sheets.
Doors, trim and walls that keep their shape
That door frame sits on a sloped sill pan, and a metal head flashing laps under the weather barrier above it, so a sudden storm drains out at the threshold. Exterior trim is cellular PVC or primed fiber cement, two materials that shrug off the drying cycle that opens joints in pine. On the walls we like a 3-coat cement plaster topped with an acrylic color coat, which keeps its tint longer under hard light. Window frames come in a light exterior color, since dark frames run hot and can bow. A deep overhang shades the entry through the afternoon, and weatherstripping goes on last, once the door hangs true.
Plan check, what we check first and the quote
Plan check for a backyard unit here happens at the City of Los Angeles. The reviewer reads setback lines, height and spacing from the main house, then follows each utility line from the house out to the unit. Before we draw anything, we lift the sewer cleanout cap, read the main breaker and push a probe into the soil where footings will sit, and you see what turns up on that same visit. Our office submits the set, answers every correction letter and calls for inspections from footings on. The written quote gives the drawings one figure, and permit charges plus anything the soil or panel turns out to need get lines of their own.
ADU Construction in Lake Balboa: questions
Whatever ground remains once you take off each side and rear setback, plus the separation code wants from the house, is yours to work with. We plot those lines on a parcel survey. A Lake Balboa yard with depth behind the house might take a detached cottage, and a shallower one can lead toward an attached addition or a converted garage.
Our drawing set is sized for a single-level unit of at most 500 square feet. On a Lake Balboa set, the exterior wall drawings name the fiberglass door, the plaster finish and each flashing detail, and the energy forms record the window ratings and insulation a City of Los Angeles reviewer checks against state rules.
It can, provided the slab and framing hold up. We scan the concrete for hairline cracks and wet patches, peel back a strip of drywall to see the sill plate and take a headroom measurement. In a Lake Balboa conversion, new studs fill the old car opening around a window and a flashed entry door, and we walk you through what we found first.
