ADU Construction in Van Nuys
Van Nuys ADUs planned from the curb back: side passage, gates and staging measured first, then a roof and walls built for inland sun and the odd hard storm.
Before anything is drawn for a Van Nuys ADU, we walk the path a framing load would take from the curb to the back of the yard. The driveway, a side gate, a fence panel that may come down for a day, and any meter or air conditioner sitting in the passage all get measured. That path tells us whether a concrete truck can pull in or the footings need a line pump. The City of Los Angeles then reviews the drawings we prepare.
Staging the job from the street
A wide driveway running past the house is the easy case, since a truck can back in and drop lumber near the pad. Some parcels offer only a gap beside the house, so we measure it at its tightest point, often where a downspout, hose bib or electric meter juts out. Concrete then moves by pump hose, and plywood, drywall and roofing go back by hand or on a cart. We choose a staging spot that keeps the driveway usable for the main house and plan the delivery order so nothing blocks the path for long. Your written quote shows how materials reach the yard as a line of its own.
Keeping heat and storm water out
Strong sun and long dry spells wear on a compact inland building, and the occasional heavy storm tests every joint it has. We frame a simple roof with radiant barrier sheathing, a pale covering and continuous ridge and soffit venting so hot air can leave the attic. A one-piece aluminum gutter collects the runoff and hands it to a buried pipe that empties well away from the footing. Openings on facing walls let the rooms flush warm air in the evening, which takes load off a ductless heat pump. Wall wrap is lapped from the bottom up, and each window sits on a pan flashing with a metal cap above its head trim.
ADU Construction in Van Nuys: questions
Take the yard behind the house and subtract the rear and side setbacks plus the space the code keeps between buildings. What remains is the pad. If a Van Nuys lot has a garage at the back, it may already hold the spot a new unit would want, so we sketch a conversion beside a detached plan. The side passage counts too, since materials must reach the pad.
The City of Los Angeles checker holds a Van Nuys site plan up against the setbacks and the sewer route, so we dimension both carefully, and the structural pages size footings for the soil we probed. The set is drawn for one story and 500 square feet at most. We file it, answer the plan check comments and book inspections as the work reaches each stage.
Often, and a garage reached from the driveway has an edge, since deliveries can pull right up to it. We check the slab for cracks and a missing vapor barrier, look over the studs and roof framing, and measure headroom for a bedroom. The car door opening gets framed in with a window or entry door, and our quote puts the conversion next to a new detached unit.
