"How much of our yard will be left?" That question deserves an answer on the first walk around an Encino lot, well before any drawing. We mark the side and rear setbacks, the gap the code requires from the existing home, and the route the sewer line takes, then show how much open ground remains under each layout. The City of Los Angeles reviews the set we draw and submit, and we build to the approved plans.
Shaping the footprint around open space
A detached unit pushed toward the rear setback line tends to leave the biggest piece of open ground next to the house, though it lengthens the sewer and power runs. Tucking it along one side keeps a wider lawn but can bring windows close to a neighbor. An attached unit or a garage conversion uses the least new ground. We sketch a few footprints on the survey, mark where each one ties into the existing drain line and the electrical panel, and walk the owner through what each choice gives up in yard and adds in trenching before a layout is picked.
Heat, dust and the occasional downpour
On inland lots, afternoons can run hot and dry, and a small building gains heat fast because its roof is large next to its floor. We leave room in the rafters for deep insulation, pick a pale roofing color that reflects more of the sun, and shade glass that takes late sun with an overhang or an exterior screen. Fine dust rides in on dry wind through any gap, so every seam in the house wrap is taped and each window gets a sloped sill pan and lapped flashing. For the rare heavy storm, gutters sized to the roof hand water to downspouts piped several feet past the foundation.

Draw in the side and rear setbacks and the separation required between buildings, and what remains is the envelope for a detached unit. A roomy yard can hold a freestanding unit with space to spare. On a tighter parcel, an attached unit or a converted garage may make better use of the ground. We measure before suggesting either.
For an Encino unit the energy forms get close attention, since a compact building on an inland lot has to show that its insulation and glazing meet state energy rules under strong sun. Our package is written around a single level of no more than 500 square feet. Plan check fees charged by the city sit outside it and are quoted separately.
It can, once the slab proves sound, the ceiling clears the height a living space needs and the walls can be furred out for insulation. A garage standing close to the main house also keeps the drain and electrical runs short. Studs and a header close the wide car door, leaving room for glass or a door, and the roof gets added insulation against inland heat.
