Before a Northridge ADU gets a spot on the lot, we take the cover off the main electrical panel to check its amp rating and how many breakers are already in use. Cooking, heating and hot water for a second home add real load, fed underground from that panel. A full panel may call for a service upgrade, and a far corner of the yard means a longer trench, so either can pull the unit toward the house.
Load calculation and the feeder run
We total the load for the house and the new unit. If the existing service can carry both, a subpanel inside the ADU is fed from the main panel through conduit in a trench. If it cannot, the service gets upgraded, and a new meter location can change where that trench starts. Wire size grows with distance, so a unit at the far end of a deep Northridge yard costs more to feed. The sewer branch and water line are laid out with the separations code requires, and we open the cleanout and measure the line's depth before fixing the footprint. You see what the panel and the line show before we suggest a location.
Shell, review and the written quote
A compact inland building deals with hard sun, dry gusts and the odd heavy storm. For the shell we pick a reflective roof covering, insulation sized to the attic depth, and cement plaster with a weep screed at its base. Window openings get a sill pan and flashing lapped under the building wrap before trim goes on. An all-electric unit skips the gas line, which shortens the trenching list. The City of Los Angeles checks setbacks, height and utility hookups at plan check, we answer each comment in writing, and inspections are booked as the work reaches each stage. Unusual engineering the lot may call for is quoted on its own, outside the plans package.

Setback lines along the sides and rear of a Northridge parcel, plus the distance the code wants from the house, mark the open ground. Then we plot runs from the panel and the sewer cleanout, since each extra foot of trench adds cost. A big yard can hold a freestanding cottage, and a smaller one may point us to the garage or a unit built against the house.
A Northridge set for a unit that runs on electricity alone shows it in the energy forms, where the heat pump and water heater are recorded, and on the site plan, where the feeder from the main panel is drawn out to the unit. The package is meant for a one-story ADU with 500 square feet of floor or less.
Often, if the slab, the framing and the headroom hold up. A garage circuit is often sized for lights and a door opener, so the room gets its own subpanel and fresh wiring. We check the concrete for cracks and damp, cut a small opening low on one wall to read the plates and studs, and show you what we found before pricing it.
