Manhattan Beach houses put a lot of glass and a lot of balcony into small stucco walls. Every one of those openings is a joint that wind-driven rain tests each winter. When the stucco around a big sliding door or a balcony edge cracks, the cause is usually at the opening, not in the plaster. We trace the water, fix the flashing and then rebuild the plaster to blend with the walls around it.

Around large openings

Large sliding and folding doors move the house's loads onto long headers and short wall segments, and the stucco beside them cracks diagonally from the corners. Where the door was installed without a sill pan or with tape that has failed, water slips under the frame and into the wall. We open the stucco around the opening, check the framing, add or replace the flashing and sill pan, and rebuild the plaster with expansion joints placed to control future movement.

Balconies and color

Balconies over living space are another common entry point. The joint where the deck membrane turns up the wall needs to sit behind the stucco paper, not on top of it. When that joint fails, the stain shows up in the room below. Fixing it means removing a band of stucco along the wall, correcting the lap and rebuilding the finish. On a newer house with a crisp smooth finish, a patch can stand out, so we often color coat the full wall for an even result.
