Decks with a view
View decks are built to be looked through, so guards are usually glass or slim cable in stainless steel. Their posts must be anchored to framing, sealed where they pass through the membrane and checked for height and load. Under the surface, the membrane is lapped up walls and into drains, and the deck slopes away from doors so rain blown in from the ocean cannot reach the threshold. We choose surfaces that stay cool enough to walk on, such as light-colored composite or porcelain pavers set on pedestals, and we test the drainage before finishing.
Patios in the tree section
Houses on the larger lots of the tree section have room for full patios, outdoor kitchens and covered seating. We start with drainage, because a patio that tilts toward the house sends water into the foundation. Pavers or concrete go on a compacted base with a slight fall. Outdoor kitchens need gas, power and drainage planned before the slab, and covers need footings sized for their span. Planters are lined and drained so they do not wet nearby walls. Each element is drawn and priced on the quote.

Sound framing with worn boards or loose guards can be repaired. Leaks into the rooms below, soft joists or corroded connectors call for opening the deck and rebuilding the affected parts. We inspect from below first and photograph the findings.
Capped composite and PVC boards resist salt and fading, and porcelain pavers on pedestals stay cool and stable. Ipe works on traditional houses if it is oiled regularly. Stainless screws and connectors are a must so close to the water.
