Rain coming off a backyard unit's roof has to land somewhere, and on a Mission Hills ADU we decide where before we settle the floor plan. A gable or hip roof with modest overhangs sends water to gutters on two sides, and each downspout feeds a drain line carried out past the new slab. That keeps the footing dry through a hard inland winter storm. We draw the unit for City of Los Angeles review and then build what the permit shows.
Gutters, downspouts and the ground below
Overhangs of a foot or more shade the walls and keep water off the window heads. Under the shingles the eaves and valleys get a self-adhered membrane, then a synthetic underlayment over the rest of the deck. Gutters are continuous aluminum runs on hidden hangers spaced tightly, and each outlet feeds a downspout piped into solid drain line. Where the yard allows, that line ends at a pop-up emitter well away from both buildings, or at a dry well the plans locate. Around the slab, finished soil falls away from the wall for the first few feet, so a heavy storm cannot pool against the sill plate.
Placing the unit and reading the quote
Where a Mission Hills unit can stand depends on setbacks, the distance the code sets from the main house, and the path utilities will take. We open the electrical panel, find the sewer cleanout and walk the side yard with a tape before suggesting a spot, and anything we find gets shown to the owner on site. The written quote lists the drawing set on its own line. If the soil calls for an engineer's report, or the panel has to grow to carry a kitchen and a water heater, those items get their own figures so each cost can be read apart.

Setbacks come first. We plot the rear and side lines on a site survey, add the separation required between the house and a new building, and see what open ground is left. A wide Mission Hills yard may hold a detached unit with a path around it, while a tight one may leave room only for an attached unit or a converted garage.

Many can, once the shell checks out. We sound the concrete for hollow spots and damp edges, test the bottom plates for rot, and measure the ceiling height with insulation in mind. An old garage roof may drain toward the driveway, so on a Mission Hills conversion we confirm where that water goes once the big door becomes a wall with a window.
