Mission Hills houses mostly date from the postwar decades and later, with stucco walls, aluminum windows and a lot of valley sun. Cracks cluster at the corners of window and door openings, and the paint has usually faded unevenly. When windows are replaced, the stucco around them needs proper repair too. We handle the plaster on its own or alongside a window project.

Openings and their corners

Corners of windows and doors concentrate movement in a stucco wall, and on many older houses the plaster there was never reinforced. Cracks run diagonally from each corner, and on walls that face the weather some of them let water in during storms. We open cracked corners, check the paper and the flashing at the head of the opening, add diamond mesh across the corner and rebuild the plaster. When new windows go in at the same time, we flash each opening before the plaster closes around it.

An even finish

Valley sun fades stucco unevenly, and decades of small patches add their own shades. After the repairs, a color coat across the house gives it one color and seals the hairlines. We wash the walls, prime the patched areas and coat one wall at a time so the color stays even. A lighter shade keeps the walls a little cooler. Fascia and trim boards that have dried out in the sun are replaced and painted during the same visit. Gutters are cleaned before painting.
