Reading earthquake cracks

Cracks shaped like an X between two openings, cracks that run from the top corner of a garage door toward the roof and plaster that has separated at the base of a wall can all come from lateral movement in a quake. If the cracks are old, clean-edged and not growing, they are cosmetic now and can be routed, filled and refinished. If doors inside stick, floors slope or a crack reopens after repair, the structure may still be out of line. In that case an engineer's look comes first, and stucco work waits for the answer.

Strengthening while the wall is open

When a stucco repair exposes the framing, it is a good moment to add strength the house may lack. Plywood shear panels behind the plaster near garage openings, hold-down hardware at wall ends and foundation bolts in a raised floor can all go in during the same job. These are structural changes, so they need engineering and a permit, and we price them as separate lines from the plaster. The finished wall then gets a recoat that evens out years of patch work.
