Sofa, table and desk all share one front room in a compact Sierra Madre unit, so we lay out that room before anything else. Its windows, the door to the yard and the wall that holds the television decide where the bedroom and bath can go. Laying out the front room
A small living space feels larger when you can see out of it in two directions. We aim to set one window low enough to sit beside and another high on the wall that faces a neighbor, which keeps light coming in while protecting privacy. The entry opens into the room near a corner, leaving the long walls free for furniture. A ceiling fan box and outlets on every wall go into the drawings early, and the bathroom sits on the far side of the bedroom so plumbing noise stays away from the sitting area. Storage goes into a closet by the door, where coats and shoes stop before they reach the room.
Glass, vents and the outer walls
Large windows bring light into the front room, and on a mapped parcel they also face ember and radiant heat rules. There we specify dual-pane units with tempered glass and keep the biggest openings under a deep overhang. Each rough opening gets a self-adhered membrane lapped from the bottom up and a sloped sill pan, so wind-driven rain that slips past the trim drains outward. Each vent is fitted with a tight-weave metal screen or an ember-rated vent unit, and the walls go up in fiber cement or cement plaster. We put the drawing set together, file it with the building department serving Sierra Madre and book each inspection as the work closes up.
