Before a Ventura ADU gets drawn, we walk the path every load will take from the curb to the backyard. A side yard narrowed by a meter, a fence post or a low eave can stop a wheelbarrow of concrete, let alone a stack of trusses. We tape the narrowest point, look up for wires and branches, and check whether the driveway reaches past the house. That route decides how the footings get poured and how the roof gets framed.
When a side yard is the way in
A driveway running to a rear garage lets a concrete truck and a lumber delivery pull close, and the job moves at a normal pace. Where a gate is the lone opening, concrete may come through a hose from a pump parked at the curb, and framing members get carried in by hand. Trusses might be swapped for rafters cut on site. We protect the side path with boards, plan the dumpster spot near the street and set the delivery order so materials do not block each other. All of it goes onto the site plan before the city reads the set.
Salt air, fog and the coastal question
Near the ocean, damp salty air can work on any steel it touches, so hold-downs, straps and nails in a Ventura unit are stainless or heavily coated. Siding sits over a drainage gap that lets moisture carried in by fog dry out, and every window gets a sloped sill pan with flashing lapped over it. Some Ventura lots fall inside the coastal zone and others do not. Where yours is inside it, the building permit may have to wait on a coastal development permit or an exemption, so we confirm which path applies early.
