Onshore wind carries salt and moisture into every joint, and winter rain finds the end grain of posts and stair stringers. We build the hidden parts first: footings that keep wood off wet concrete, hardware that will not rust through, and a ledger sealed against the house wall.

Where rot and rust start

Rot on a deck near the ocean rarely begins in the boards you walk on. It starts where water sits: the foot of each post on its footing, the bottom cut of a stair stringer resting on a pad, and the tops of joists under tight board gaps. We lift posts off the concrete with standoff bases, seal fresh cuts, and cap joists with butyl tape. Hardware gets the same attention. Plain galvanized hangers rust fast in onshore wind, so we specify stainless screws and connectors, or ones with a heavy protective coating where the plans allow.

Patio covers that keep water off the wall

A solid patio cover in Ventura has to handle wet winters and wind-driven rain. We pitch the roof away from the house so water leaves at the outer edge, with a gutter and downspout that carry it clear of the footings. Where the cover meets the house, a flashed ledger or a freestanding beam keeps water out of the wall behind it. Aluminum and powder-coated steel covers stand up well to damp air, and a wood pergola can work with stainless fasteners and a sealed top. Larger attached covers need engineered beam sizes on the plan.
