Ventura sits right on the ocean, with beach cottages, older hillside neighborhoods and newer tracts inland. Many older houses mix stucco with wood siding and trim, and the salt air is hard on both. We repair plaster, siding and the joints between them, starting with the details that let water in and finishing with coatings suited to how close the house sits to the water.

Cottages near the beach

Beach-area cottages often have thin stucco over old wire lath, wood window trim and painted siding on some walls. Salt and damp mornings work on all of it. We replace rotted trim and boards, flash the joints between wood and stucco, and rebuild failed plaster sections with corrosion-resistant lath. Paint near the water needs good preparation to last, so bare wood is primed on all faces and the stucco gets a breathable finish that lets trapped moisture escape. Gutters are checked for overflow.

Hillside houses

On the hillside streets, walls facing uphill may have soil or retaining walls close against them, and the stucco there cracks and stains at the base. We regrade where soil sits too high, clear or extend the weep screed and fit a drain where water pools. Walls on the low side sitting on raised floors have their sill plates inspected from the crawlspace. With water moving away from the house, the plaster is repaired and color coated to match the surrounding walls. Planters against walls are moved or lined.
