Lomita Decks & Patios, Covers Included
Lomita decks, patios and covers built for steady sun and dry wind, with membrane-backed ledgers, corrosion-resistant hardware and permit drawings.
In Lomita a deck bakes through long, bright, breezy spells and then catches a heavy rain in one burst. That pattern punishes two things: boards that were never sealed against UV, and a ledger fastened straight to the wall without a membrane behind it. We start with the connection to the house, set hardware rated for wet and dry cycling, and choose a surface that stays comfortable barefoot.
Starting from the ledger and footings
A raised deck is only as sound as the joint where it meets the house. We peel back a strip of siding or stucco, install a self-adhered membrane, bolt the ledger through to the rim framing, and lap metal flashing over the top so rain sheds outward. Footings are dug to the depth the plans call for, with standoff post bases that keep end grain off the concrete. Joist hangers and screws are hot-dip galvanized or stainless. When we are asked to look at an existing deck, we crawl beneath it first, tap and probe the framing, and photograph anything soft.
Surfaces, shade and the paperwork
Patios at grade can be poured concrete with a light broom texture, interlocking pavers on a compacted base, or flagstone set in mortar. Whatever the material, the surface should pitch gently away from the foundation, with a clear route for runoff toward the yard or a drain. Shade structures such as pergolas or solid patio covers are framed with the same care as a deck, on proper footings with engineered connectors. For anything that needs a permit, we prepare the drawings, submit them to the building department that serves Lomita, and give the owner a written quote with design, permit and construction listed as separate lines.
Decks & Patios in Lomita: questions
The frame decides. If probing shows firm posts, beams and joists, and the ledger has no rot behind it, new decking and a new railing can go on the old structure. Where moisture has already softened the ledger or joist ends, rebuilding the frame is the sound choice. You get photos of every questionable member before we propose either path.
In steady sun, a capped composite board in a lighter tone resists fading and stays cooler than darker ones. Thermally modified wood and clear-grade redwood are good natural options if you are willing to re-oil them. Whatever goes on top, the frame below should be ground-contact treated lumber with corrosion-resistant fasteners.
Harborstone does. A deck that attaches to the house or stands well above grade goes through plan review by the building department that serves Lomita. We draw the plans, file the application, handle any corrections the plan checker asks for, line up the inspections, and then build to the approved set.
