Many Lomita houses have grown in stages, and each addition brought its own stucco, sometimes in a different texture or over different backing. The result is a wall with seams, mismatched patches and roof-to-wall joints that leak. We open the seams that are failing, rebuild them with proper paper and flashing and then even out texture and color so the house looks like one building again.

Roof-to-wall joints

Where a lower roof meets a taller wall, the stucco should sit over counterflashing that laps the roof flashing below it. On many additions that detail was skipped, and water runs down the wall behind the plaster. Stains on the ceiling under the joint, or cracks running along the roofline, are the signs. We remove a band of stucco above the roof, install step and counterflashing correctly with a kick-out at the eave, then rebuild the plaster. That one repair often stops a leak that keeps coming back inside.

Evening out textures

Different additions often carry different finishes: a heavy lace texture on one wall, a smooth float finish on another. If you want one look, we can skim and retexture walls to a single finish once cracks and seams are repaired, or match each section to its neighbor where the difference is minor. A color coat at the end unifies everything. The quote shows texture work separately, since it is a choice about appearance on top of the repairs needed to keep water out.
