Arleta's postwar houses have often grown with a bedroom or family room added at the back, and the joint where that addition meets the original wall is a common crack. The original plaster has seen decades of valley sun. We repair the seams and the cracked corners, then recoat the house so the addition and the original look like one building.

Where additions meet the house

Rear additions were frequently built with their own foundation and framing butted against the original wall. Without paper lapped from one to the other and some way for the two to move independently, a vertical crack forms at the joint. Rain then runs into it. We open the seam, check that the framing is fastened properly, overlap new paper so it sheds water out and fit a control joint that lets the two structures move without cracking the plaster. The joint is finished to look deliberate.

Corners, vents and the finish

Window corners, dryer vents and pipe penetrations through the stucco are the other usual cracks. We repair each with flashing or a sealed sleeve where water can enter, then rebuild the plaster around it. When the house is sound, a color coat across all the walls seals hairline cracks and brings the faded patches and the original stucco to one color. Owners choose the shade from samples brushed on the wall, where they can see it in the afternoon light.
