Van Nuys postwar houses often have stucco that has been cut and patched many times: for new windows, for garage conversions and for additions out back. Under hot valley sun, those patches crack along their edges and fade at different rates. We rebuild the seams that are failing, repair the old openings properly and recoat the house so the walls read as one surface again.

Garage conversions and seams

When a garage door opening is filled in to make a room, the new wall section is a seam waiting to crack. If the infill framing is not tied to the old, or the paper is not lapped, a crack outlines the old door within a few years. We cut back along the outline, tie the framing together, lap new paper under the old and bridge the joint with metal lath before rebuilding the plaster. The same approach fixes cracks around windows that were resized or moved during earlier remodels.

Faded, uneven walls

Patches added over the decades rarely match in color or texture, and the sun fades each one differently. Once the seams are repaired, a full recoat gives the house one color and seals hairline cracks. Patched spots are primed first to keep them from ghosting, then coat each side of the house without stopping partway.
