Downey's mid-century and ranch houses have long, low walls of stucco under wide eaves, often with big windows and clerestories breaking them up. The eaves protect the plaster from rain, but long walls crack with heat and settling, and the joints around large glass let water in. We repair those cracks, re-detail the openings and finish the walls so the clean mid-century lines stay clean.

Long walls and heat

A long stucco wall with no control joints will find its own place to crack, often a jagged line across the middle or diagonals from window corners. Afternoon heat makes the movement worse. We route and fill cracks with flexible material, rebuild areas where the plaster has loosened and, on very long walls, cut in control joints so future movement follows a straight line that reads as part of the design. Their frames often sit in the stucco with no sill pan, so water collects at the sill and wicks into the wall below. When windows are replaced, we flash each opening properly before rebuilding the plaster around it. Where the original windows stay, we seal and flash around them as far as possible and repair the stucco. Fascia and eave boards that have rotted from overflowing gutters are replaced at the same time.
