San Pedro houses face the harbor air and often sit on slopes, so their exterior walls deal with salt and with water moving downhill against foundations. Stucco cracks at the base of walls near retaining walls, around decks built out over the grade and at older patched areas. Some houses mix stucco with wood siding. We repair both, and we look at drainage around the house as part of the job.

Walls on a slope

On a sloped lot, the uphill wall of the house often has soil or a retaining wall close against it. Water collecting there soaks the base of the stucco and the sill plate behind it. We check grades, drains and the weep screed along those walls, and where soil sits too high we regrade or add a drain before repairing the plaster. Fixing the stucco without fixing the water just sets up the same damage again, often within a year or two.

Stucco, siding and the deck line

Decks built over the downhill side of many houses are bolted to the wall, sometimes through the stucco with no flashing. Water running down the deck ledger stains the wall below and rots the rim joist. We correct the ledger flashing, repair the framing if needed and rebuild the stucco or siding. Houses with wood siding on some walls get boards replaced where rot has set in and joints between siding and stucco sealed with proper trim and flashing. Paint follows once everything is dry.
