Decks & Patios in Van Nuys
Van Nuys decks and patio covers framed for strong sun, heat and dry wind, with flashed ledgers, sound footings and a City of Los Angeles permit.
A deck in Van Nuys spends most of its life under hard valley sun. Afternoon heat cooks the surface, a dry wind draws the last moisture from the wood until it checks and splits, and then an occasional heavy storm soaks a frame that has opened up. We build for that cycle: shade where it helps, boards that tolerate heat, a ledger wrapped in membrane and flashing, and footings sized on a drawn plan.
Sun, heat and the occasional downpour
Ultraviolet light breaks down stain and the surface fibers of softwood, so an unprotected redwood deck grays and roughens within a few seasons. Dark composite can get uncomfortably hot underfoot in the afternoon, which is why board color and a shade structure belong in the same conversation. Dry wind opens checks along the grain, and when rain finally arrives it runs into those cracks and onto the joist tops. We cover joist tops with butyl tape, gap boards for drainage, and slope patios away from the slab so a hard storm drains off the frame quickly and away from the house.
Patio covers, footings and the ledger
In the valley a patio cover can matter as much as the deck, since it makes the yard usable through the afternoon. Solid roofs need the same care at posts and beams as a deck frame, and lattice or louvered covers need connectors that resist uplift when a dry wind kicks up. Footings are sized on the plan and poured on undisturbed soil. Where a deck attaches to the house, a membrane goes behind the ledger and a metal flashing caps it before any joist is hung. Hangers and screws are coated or stainless, matched to the treated lumber they hold.
Decks & Patios in Van Nuys: questions
Often it can be repaired. We crawl below the deck, probe the footings, beams, joists and the ledger against the house, and show you what we find before recommending anything. A sound frame can take new boards and railings. Soft ledger wood or joists split along sun checks point toward rebuilding the frame, and the written quote lists each part separately.
Capped composite and PVC resist sun fading and do not split, though lighter colors stay cooler in afternoon heat. Dense hardwood such as ipe tolerates heat well with regular oiling. Redwood and cedar look warm but need sealing to slow checking in dry wind. Under any of them we use treated framing and coated or stainless connectors.
We do. Van Nuys lies within the City of Los Angeles, whose building department reviews deck plans here. We draw the footing layout, beam spans, ledger connection and guard details, file the permit, and build to the approved set, so what gets inspected on site matches what the reviewer saw on paper.
