A Malibu house can face breaking surf on one side and brush-covered hills on the other. Windows on the beach side take spray and wind, while glass facing the canyons has to meet wildfire glazing rules. We pick frames, glass and hardware for both exposures and set every opening so wind-driven rain drains outward and away from the wall.

Beachfront glass and doors

On the sand side, large sliding and folding doors are common, and their tracks fill with sand and salt. Rollers seize, and sills with no pan let water under the floor. We specify stainless or coated hardware, tracks that can be cleaned easily and sills that slope outward. Frames in fiberglass or a marine-grade finish on aluminum resist pitting. Canyon-facing openings and fire rules

Most of Malibu carries the state's highest fire hazard rating. Under that rating, a new or replacement window usually needs a tempered pane in its insulated glass, or a fire-tested assembly. Exterior doors have their own rules. Each opening is checked against the rule, the products are matched to it, and we file the documentation the inspector needs. On rebuilds after a fire, windows are ordered early so framing can be sized to them, and the house is weathered in sooner. Glass labels stay on until the inspector has seen them.
