Malibu is a coastal city, and sections of it are mapped for fire hazard, so a house there can take spray, wind and salt on one wall and need ember-resistant details on every wall. Permits go through the city, and a lot may also need a coastal development permit. Beachfront exposure
Houses on or near the sand need hardware and finishes built for constant salt. Stainless fasteners, marine-grade window and door finishes, and decking that tolerates spray all outlast standard materials near the water. Large glass walls facing the water need frames that drain outward and sills that stop wind-driven rain. We inspect for corrosion at railings, hinges and structural connectors, since rust there is often the first sign that a deck or balcony needs work. Window and door screens in stainless or coated mesh also outlast standard ones near the beach.
Fire rules and rebuilding
Where a lot sits in a mapped fire hazard zone, the concern shifts to embers and flame. Rebuilds and many remodels must meet the state's wildfire building standards, which means vents built to stop embers, noncombustible walls and tempered glass. We rebuild from cleared lots and repair damaged homes, writing the scope to line up with the insurance adjuster's. Coastal development permits or exemptions may be needed before a building permit, and we find out which applies to the lot at the start. Where part of a house survived, an engineer confirms what can be reused before the plans are drawn, which can save time and cost on the rebuild.
