Pasadena has its own building department, and where a house sits in a landmark or historic district, the city also reviews exterior changes. Fire hazard mapping on part of the city adds rules for vents, eaves and decks. Our drawings here are prepared to respect the house and satisfy both reviews, whether the house is a craftsman bungalow, a revival design or something newer.
Historic houses and design review
In historic districts, changes visible from the street are reviewed for fit with the house and the neighborhood. Windows are often repaired or replaced in kind, siding patched with matching profiles and porches rebuilt to their original lines. Our drawings record the original details, describe how each one will be kept and show the reviewers exactly what will change. Inside, owners have more freedom: kitchens and baths can be modernized while trim, built-ins and floors are preserved where they matter to the house. Paint colors may be reviewed as well.
Backyard units and hillside lots
The city has its own rules for accessory units, and a lot with space may take a backyard unit or a converted garage that stays out of sight from the street. We check setbacks, utilities and any historic district limits before drawing. Where fire hazard zones apply, they bring requirements for vents, eaves, glazing and decks, and sloped lots need engineered footings. We plan each project with whichever of those apply and price them on separate lines. A unit behind the house keeps the street view intact.
