Bel Air Remodeling and Fire Hardening
Windows, cladding, decks, additions and interiors, with engineering and City of Los Angeles permits handled.
The City of Los Angeles issues Bel Air permits, and some of the neighborhood lies within mapped fire hazard zones, so a remodel or addition there may bring ember-resistance rules. On a steep or wooded lot, the job can also need engineering for the grade and careful drainage. We take on those projects with an engineer and the city, and we price fire-hardening work as separate choices.
Hardening a hillside house
Embers are the main threat to houses in fire areas, entering through vents, gaps under eaves and broken windows. Ember-resistant vents, enclosed eaves, safety glass and cladding near grade that will not burn all reduce that risk. Decks attached to the house need fire-resistant materials and details. New work on a house in a mapped hazard zone may have to meet California's wildfire construction rules, and the rest of the house can be upgraded at the same time while scaffolding is up. Gutter guards round out the list.
Building on a steep lot
Additions, decks and pool terraces on a slope rest on footings and caissons sized by an engineer, and they need drainage that keeps water away from the hill. Access for materials can be limited, which affects schedules and cost. We plan staging and deliveries before the quote is written, then build to the approved structural plans. Inside, large remodels often include new kitchens, baths and systems, priced in sections so owners can see each part clearly. Retaining walls are engineered and inspected like any structure.
