Studio City permits come from LADBS, the City of Los Angeles building department. A home office, a guest suite or a rental unit can come from a second story or from a new ADU. Adding a suite or an office
On a flat lot, a detached ADU or a converted garage can become a studio, office or guest suite with its own entrance. On a smaller house, a second story may make more sense. Each option has its own cost and permit path. We start with a site visit to check the lot, the slab and the existing framing, then price the options side by side. The plans detail insulation and glazing suited to hot afternoons, since a backyard studio without them is hard to use in the warmer months.
Decks on tall posts
A deck on a sloped lot may stand on tall posts and long beams. Over time, connectors loosen, ledgers soften and railings wobble. We inspect from below, probe the ledger and check footings before suggesting a repair or a rebuild. New decks get engineered footings, stainless or coated hardware and a flashed ledger. Where the lot is in a fire hazard zone, decking and details are chosen to meet the fire rules for the area. Stairs to the yard are rebuilt to the same standard, with handrails and lighting on the plans.
