Calabasas Remodeling and Ember-Resistant Upgrades
Calabasas remodeling: ember-resistant upgrades, additions, outdoor rooms, kitchens and baths, prepared for any HOA review and city permits.
Calabasas sits in the Conejo Valley region, with mapped fire hazard zones inside the city limits, and a neighborhood there may also have a homeowners association. We take on remodels, additions, outdoor rooms and ember-resistant upgrades, preparing drawings for any association and for the city. A walk around the house comes first, so the gaps embers could use are on paper before design.
Closing the ember gaps
Most houses lost in wildfires ignite from embers that drift ahead of the flames and land in vents, gutters, eaves and dry material against the walls. Fine mesh or listed ember-resistant vents, gutter guards, boxed eaves and fireproof material along the bottom of each wall close most of those openings. Decks attached to the house should be built of materials tested for fire exposure. We walk the house, list the gaps we find and price each fix, starting with those that face the most likely direction of fire.
Associations and larger projects
Where a community reviews exterior changes, from window frames and colors to patio covers and additions, we prepare drawings of each face of the house, samples and specifications for that review alongside the city submittal. A larger remodel can involve new kitchens, primary suites and wide openings to the yard, which need engineered headers and careful detailing at the doors. The quote groups the work by area of the house, with structure, systems and finishes shown separately in each. Neighbors are given notice of the work schedule where the community asks for it.
