A house in a planned neighborhood there may also answer to a homeowners association. We take on kitchens, baths, outdoor rooms, additions and fire-hardening work, with drawings prepared for any association as well as the city.
Outdoor rooms in dry heat
A backyard in hard sun needs shade to be usable. We build patio covers and pergolas on proper footings, with ledgers flashed into the house wall and materials chosen to meet the fire rules where the lot is in a hazard zone. An outdoor kitchen needs its gas line, power and drainage worked out together with the cover. An association may have rules on height, color and materials for these structures, and we prepare the submittal with drawings and samples so approval and permit move together.
Newer houses, next steps
A house past its first round of finishes is ready for the next step. Kitchens get new cabinets, counters and lighting, baths get larger showers with full waterproofing, and floors get replaced throughout. A room over the garage or a backyard ADU can be added where the lot and any association allow it. Where the house backs onto open hillside, ember-resistant vents and gutter guards are worth folding into the same project. Every item is priced separately. Garage storage can be part of the plan.
