An older bungalow may have original wood windows, thin stucco over wood lath and a porch that has settled, and a duplex adds shared walls and stairways that take the weather. The trouble spots repeat: window sills that hold water, stucco cracks running from opening corners, and stair stringers rotting at the base. We open those areas, repair the framing and add the flashing that was never there, then restore the finish so it matches the rest of the building. The city reviews utility connections, setbacks and parking, and a parcel may or may not sit inside the coastal zone. We check the lot first, confirm what the rules allow, and draw the unit once. Our ADU plans package covers one-story units up to five hundred square feet, and bigger or two-story designs are quoted after a site visit. Utility upgrades, such as a larger electrical panel, are priced on a line of their own.
