Venice Remodeling for Small Lots and Tight Access
Venice remodeling on small lots: exterior repairs, windows, roof decks and ADUs, detailed for salt air and tight access, with City of Los Angeles permits.
Venice belongs to the City of Los Angeles and sits on the water, so a house there takes salt air at every joint in its walls. On a small lot with a neighbor right beside the job, exterior repairs, window replacements and roof decks have to be planned around access as much as weather. We sort out staging, deliveries and debris before we price a job, so the number reflects the real work.
Roof decks and stucco near the sand
A roof deck or upper balcony sits right in the wind off the water. When one leaks, the stain usually shows on a ceiling below long after the membrane failed. We remove the boards, check the membrane and the slope to the drains, and look at the stucco and flashing where the deck meets the wall. A rebuild brings a new membrane, proper scuppers and guardrails fastened through to framing with hardware that holds up to the spray. Boards go back on sleepers so the membrane under them can be inspected later.
Building on a compact lot
On a small lot, a project can grow up or into the garage. A second story needs an engineer to confirm the structure, and an ADU needs setbacks and utility routing checked against the lot. If the parcel is inside the coastal zone, exterior changes and new units may need coastal review before a building permit, so the route is settled at the outset. On the job, materials arrive in smaller loads, and we keep the walkway or alley clear for the neighbors. Debris is hauled off as it builds up, so the lot stays workable.
