Small houses and duplexes

A small Spanish or craftsman bungalow may still have original windows, thin plaster and a tight floor plan. A remodel might open the kitchen to the living room, add a bath or finish the back of the lot with an ADU. Removing a wall usually needs a beam, and in an older house we check the foundation under any new point load. We restore or replace windows to suit the style, repair plaster at the openings and price the layout changes separately from finishes so each decision is visible.

Condominium remodels

In a condominium the work is inside the unit, but the association still sets rules on hours, noise, flooring underlayment and plumbing changes. We prepare the documents the association asks for, protect corridors and coordinate water shutoffs. Kitchens and baths get new cabinets, counters and tile, with waterproofing behind every wet wall and a vented fan or hood. Hard flooring goes down over sound-rated underlayment where the building requires it, which keeps the neighbors below on good terms. Shared walls get insulation where a wall is open anyway.
