We look underneath, test framing with a probe and check how the deck attaches to the house. Low decks can be rebuilt on concrete piers with ground-contact lumber and a composite surface, or replaced with a paver patio that needs almost no upkeep. Higher decks get engineered footings, a flashed ledger and guards that meet current height rules. Hardware is coated or stainless.
Sheltered outdoor rooms
A patio cover, a solid wall or a planted screen can make a back yard feel enclosed and quieter. Solid covers in aluminum or wood keep off sun and drizzle, while louvered covers adjust for light. Walls and fences block sound when they are solid and continuous. Outdoor heaters and lighting extend use into the evening. We plan drainage first, so water from the cover and the patio runs away from the house, then build each part to the drawings.
