We build them so the waterproofing stays intact and the framing stays dry, and we turn tight side yards and front setbacks into usable patios.
Roof decks that do not leak
A roof deck is two systems: a roof that keeps the house dry and a deck surface set on top of it. Leaks come from fasteners driven through the membrane, posts set without flashing and drains that clog with sand. We install a membrane rated for people to stand and sit on or a separate decking system on pedestals, slope everything to drains or scuppers sized for the area and flash every post and wall connection. Glass or cable guards suit the views, and their anchors are sealed. We test with water before the surface goes down.
Patios on tight lots
Front yards along the walk streets and the narrow rear yards behind them leave little room. A paver patio with a sand-set base drains better than a solid slab and is easier to repair. Raised planters, built-in benches and a small shade structure can make a few square feet feel like a room. We keep paving below the weep screed on stucco walls and slope it away from the house. Gates and side-yard paths get the same attention, since they carry water from the front to the back.
