Decks & Patios in Los Angeles
Los Angeles decks, patios and patio covers built for sun and winter storms, with flashed ledgers, sound footings and written quotes for repair or rebuild.
In the city, a Los Angeles deck answers mostly to sun. Strong light bakes the boards and strips the stain, a dry, gusty week leaves the lumber thirsty, and the occasional hard winter storm drives rain into the joint where the ledger meets the wall. We build decks, patios and patio covers for that mix, settling the frame, the footings and the flashing before anyone picks a board color.
What sun and storms do to a city deck
Months of direct light weather the face of redwood and cedar until unprotected boards turn gray, check along the grain and lift at the fasteners. Composite holds its color longer, though dark shades run hot underfoot in summer and need joists spaced to the maker's rating. The serious damage tends to hide below. A winter storm can push water behind a ledger that was bolted on without a membrane, and the rim joist rots quietly from the back. Before we suggest new decking, we get under the deck, probe the ledger, posts and beams, and show the owner what we find.
Patios, covers and the ledger joint
A flat yard may be better served by a patio than a raised deck. Concrete, pavers or flagstone laid on a compacted base and sloped away from the foundation keep the outdoor floor close to grade and shed storm water. Patio covers and pergolas add shade where the afternoon sun is harsh. Wherever a cover or deck ties into the house, we wrap the wall behind the ledger in peel-and-stick membrane and cap it with metal flashing before a single joist hangs there. We size the footings and beams on our own drawings, file them for the permit and build to what the city approves.
Decks & Patios in Los Angeles: questions
If the posts, beams, footings and ledger probe solid, new boards and railings over the old frame can be sound work. Soft wood at the ledger, rusted hangers or footings that have settled point toward rebuilding the frame. We open up the suspect spots, photograph them and walk you through the findings, and you get both options on paper, each priced on its own line.
In an urban yard, sun and heat set the terms. Capped composite and PVC boards resist fading and need no annual sealing, and lighter colors stay cooler. Redwood, cedar and dense hardwoods such as ipe look warm and last when they are cleaned and oiled on a schedule. Under any surface we use pressure-treated framing with coated or stainless connectors.
Inside city limits, the City of Los Angeles Department of Building and Safety reviews the work. Attached decks and raised decks generally need a permit. We draw the plans showing footings, spans, the ledger detail and guard height, file them with the department and build the deck to the approved set, so the paperwork and the construction stay in one set of hands.
