Light-colored cement plaster with an integral color coat, laid over a double layer of grade D building paper, is the wall we reach for on a Los Angeles ADU. It holds its color through hours of direct sun without chalking, and when a hard storm pushes rain sideways, the paper behind it carries water down and out at the weep screed. Once the City of Los Angeles signs off on our drawings, the unit goes up exactly as that set shows.

Choosing the skin, the trim and the roof

Plaster only performs as well as the openings cut into it. Every window gets pan flashing at the sill and lapped paper at the head, so any water that slips behind the finish is turned outward. Trim goes in as fiber cement or painted metal, since wood on a small unit tends to check and split after a few seasons of strong sun. Overhead we favor a light, cool-rated shingle or a reflective membrane on a low pitch, which keeps the room below from heating up through the afternoon. Low-e glass on the sunniest walls does the same work for the windows. Each choice is written onto the drawings, so the reviewer sees them and the build follows them.

From plan check to the final walk
