The City of Los Angeles covers neighborhoods from the Westside to the valleys, and its Department of Building and Safety handles permits for all of them. That means one set of rules for plan check, inspections and ADUs, applied to every kind of house. We take on exterior repairs, additions, ADUs and remodels across the city, and we handle the LADBS process from submittal to final inspection.
Working through LADBS
Many smaller jobs qualify for express permits, while additions, ADUs and structural changes go through plan check. Some neighborhoods add historic preservation overlays or specific plans with their own design rules. We find out which apply to a property before design, prepare drawings that answer the questions plan check is likely to ask, and respond to correction notices promptly. Inspections are scheduled as the work reaches each stage, and the quote states which permits we expect to need. Small repairs that need no permit are noted as such.
Matching the work to the neighborhood
Every house needs flashing and hardware chosen for the exposure it actually gets. A valley house needs windows and insulation that handle afternoon heat. A hillside house needs engineering, drainage and fire-hardening details. We plan each job for the house in front of us, with the same habit of checking the walls, openings and decks before pricing work inside. ADUs, additions, kitchens, baths and structural repairs all follow from that first look. When a project crosses into a neighboring city, we switch to that city's process and rules without changing how the job is run.
