On houses, cracks gather around windows that were swapped without new flashing. We repair both, schedule work on occupied buildings so tenants keep their access, and leave the walls with a consistent finish.

Exterior stairs clad in stucco hide wood stringers and landing joists inside. When the tread surface cracks or its edge flashing fails, water seeps into that framing, and the plaster below starts to stain and bulge. We open the stair from the side, inspect the framing, replace rotten pieces and rebuild the landing with a waterproof membrane that turns up under the wall paper. The stucco is then rebuilt over new lath. We phase stair work so at least one route stays open for the building at all times.

Windows changed without flashing

Many houses here had aluminum windows replaced with vinyl retrofit units set into the old frames, sometimes with new stucco patched around them and no flashing. Cracks then spread diagonally from each corner. We remove the patch, flash the opening properly, add a sill pan where the window is being replaced again and rebuild the plaster with a control joint at the corner if the wall is long. A color coat across that whole wall hides the repairs. Screens and trim are reset after.
