Houses in Hermosa Beach tend to be tall, narrow and close together, with roof decks and parapets that catch the wind off the water. The stucco on those upper walls and around the deck edges wears faster than anywhere else on the house. Side walls a few feet from the neighbor are hard to reach and easy to ignore. We plan access first, then find out what is happening behind the finish.

Parapets and roof-deck edges

Where a roof deck meets the surrounding walls, the stucco is asked to do a waterproofing job it cannot do alone. Parapet tops crack, caps loosen and water runs down inside the wall to stain a ceiling below. We remove the failed cap, install a sloped metal or membrane coping, flash the joint between deck membrane and wall and rebuild the stucco over it. Scuppers that drain the deck through the parapet get their own flashing sleeve, since that small opening causes a surprising share of the leaks.

Narrow side yards

A side yard three or four feet wide leaves no room for regular scaffolding, so we use narrow frames, ladders with standoffs or work from the neighbor's side by agreement. That affects cost, and we show it in the quote. These shaded walls stay damp longer, which encourages cracks to open at the base and mold to spot the paint. We clear the weep screed where soil or pavers have buried it, repair the cracked areas and color coat the wall so it sheds water again.
