Planning for heat
Windows facing the afternoon sun let in more heat than any other part of a valley house. Glazing with a heat-reflecting coating, set in frames that seal tightly, cuts that load considerably. Attic insulation and sealed ductwork come next. When a remodel opens walls or ceilings, we add insulation where it is missing and seal the gaps around penetrations. Those comfort items stay apart from the cosmetic work in the written quote. Whole-house fans and attic ventilation are other options worth pricing when the attic is already open.
Backyard units and conversions
With room behind the house, a lot can take a detached ADU or a converted garage, as a rental or as space for relatives. We check setbacks, utility connections and the condition of the slab, then draw the unit and take it through LADBS. A small unit gets cross ventilation, shade over its windows where possible and insulation above the minimum where it makes sense. The kitchen and bath inside follow the same waterproofing and ventilation standards as any remodel we build. A covered porch by the door adds shade.
