Tarzana Remodeling and Patio Covers
Tarzana remodeling: kitchens, baths, additions, windows, patio covers and ember-resistant upgrades where needed, with LADBS permits handled.
Tarzana work is permitted by the City of Los Angeles. A house on a level street and one on a slope need different engineering, and a parcel the fire maps cover needs different materials. We take on remodels, additions, window and patio work here, adjusting the structure and materials to where a house sits and what it faces.
Patio covers that last
A wood patio cover under hard sun dries out, checks and sags, and one attached to the house without flashing lets water into the wall. We rebuild covers with posts on concrete footings, beams sized for the span and a ledger flashed into the wall, or replace them with aluminum covers that need little upkeep. Solid roofs can carry ceiling fans and lights, while open pergolas let more light through. Either way we check the existing house wall behind the old ledger, since that is where hidden rot usually sits.
Remodeling on a sloped lot
A house on a sloped lot may have decks and a pool held up by retaining walls. Remodels there can involve structural work on decks and those walls, and where fire hazard mapping applies, new work must keep embers out. We work with an engineer on footings and walls, use ember-resistant vents and fire-resistant decking where required, and plan access for the street. Interior remodels follow the same written, line-by-line pricing as any other job. Brush clearance around new work follows the fire department's rules, and owners get a clear list of what the plans require.
