Decks & Patios in Venice
Venice roof decks, canal-side decks and courtyard patios: membranes, stainless hardware, careful site access and LADBS and coastal permits.
Venice houses stand shoulder to shoulder along walk-streets, alleys and canals, so outdoor space is often a roof deck, a canal-side deck or a small courtyard. Salt air and sand reach everything. We build these spaces with tight waterproofing and stainless hardware, plan material delivery on narrow lots and handle LADBS and coastal permits. Neighbors hear from us before work starts.
Roof decks on tight lots
A Venice roof deck often doubles as the main outdoor room, with a stair or hatch from below. The membrane, drains and flashing at every post decide whether the room underneath stays dry. We slope the surface to drains sized for the area, flash posts and parapets and set decking on pedestals above the membrane. Materials are carried up by hand or with a small lift, planned in advance with neighbors because walk-streets and alleys leave little room. Guards in cable or glass keep views open and meet height rules.
Canal decks and courtyards
Along the canals, decks sit close to water and stay damp, so framing must be treated for ground contact and all connectors must be stainless. Footings near the canal banks need care, and coastal rules apply. Courtyard patios on walk-street lots work well in permeable pavers, which let rainwater soak in and reduce runoff. Planters and benches built into the walls make small spaces usable. We keep paving clear of stucco weep screeds and wood siding so walls can dry.
Decks & Patios in Venice: questions
Roof decks with intact membranes can take new surfaces. Leaks into rooms below mean opening the deck and fixing the membrane and flashing. Canal decks with rotted framing or rusted connectors need rebuilding. We inspect closely and report with photos first.
Capped composite, PVC and porcelain pavers suit roof decks near the sand. Canal decks benefit from composite on ground-contact framing. Ipe and similar woods look good if oiled each year. Either way, the screws and hangers need to be stainless here.
We do. Venice is in the City of Los Angeles, so LADBS issues deck permits, and most of Venice is in the coastal zone, which can require coastal approval for exterior work. Canal lots have added rules. We confirm and file each step.
