All of them sit in salty air a short walk from the sand, on lots with little room to work. Where materials meet

Modern houses in Venice often combine stucco with metal panels, wood slats or fiber cement, and each joint between them needs a flashing detail that sheds water outward. When those joints rely on caulk alone, the sealant fails within a few years in salt air. We remove failed joints, install proper flashing and trim, and rebuild the stucco edge to meet it cleanly. On older cottages, we repair the junction between stucco and wood siding the same way, using rot-resistant trim where boards meet plaster.

Roof decks and parapet walls

Roof decks are everywhere here, and the stucco parapets around them crack along their tops and at scupper openings. Water then runs down inside the wall to stain the ceilings below. We cap parapets with sloped metal copings, sleeve each scupper and lap the deck membrane correctly behind the stucco paper. Materials come in by hand or small loads on narrow walk-streets, and the quote reflects that so nothing changes once the job starts. Neighbors on shared walk-streets are told when work will happen and how long each phase should run.
