Venice houses sit a short walk from the sand, close to their neighbors, on walk-streets and alleys where a delivery truck cannot always reach. Many have roof-deck doors, clerestory windows and big glass walls on modern additions. Salt and fog wear on all of it. We plan how every unit gets to the house, then install frames and hardware that hold up here and seal the openings properly.

Delivery on a walk-street

A large slider or a multi-panel door cannot always be carried down a walk-street by hand, and alleys may be too narrow for a truck to turn. We measure the access route, plan whether units arrive in sections, by hand cart or with a small lift, and confirm any street use with the city. That planning happens before the quote, because it changes both cost and timing. Neighbors are told when delivery days are planned, which keeps the walk-street usable for everyone.

Roof decks and clerestories

Doors onto roof decks are the most common leak point here. We set new doors on pans that lap over the deck membrane, raise the threshold above the deck surface where possible and flash the jambs into the wall paper. Clerestory windows high on a wall are hard to reach later, so they get high-grade seals and corrosion-resistant hardware available. For modern additions with large fixed glass, we coordinate the glazing with the metal or wood cladding details around it.
