Salt air eats cheap hardware, and a badly flashed ledger rots the wall behind it. We build and repair decks and patios starting with the parts that fail first, and the boards come last.
Roof decks and balconies
Many Redondo houses have a deck sitting over a bedroom or garage, which means the deck surface is also a roof. Water that gets through the deck surface ends up in a ceiling below. We build these on a proper waterproof membrane with sloped drainage, then set pedestals or sleepers so boards or tiles sit above the membrane without puncturing it. Balcony guards are anchored through the membrane with sealed, flashed posts. Every connector and screw is stainless or hot-dipped, since ordinary zinc coatings rust through within a few years of salt spray.
Patios between the walls
Back yards in the beach neighborhoods are often small, with a patio running wall to wall. Concrete slabs here crack, settle and send water toward the house when they were poured flat. We break out failed sections, grade the base so it sheds water away from the foundation and pour or lay pavers with joints that drain. Patio covers in aluminum or wood can shade the space, and their posts get footings of their own. Where the patio meets stucco, we keep the weep screed clear so the wall can dry.

We start underneath, checking the ledger, joist ends and connectors for rot and rust. Sound framing can take new boards and railings. A ledger rotted from behind, or a roof deck leaking into the room below, means rebuilding that part properly from the membrane up.
On roof decks and balconies, PVC and capped composite shrug off salt and never splinter. Ipe and other dense hardwoods also last well with regular oiling. Redwood looks right on older cottages but needs sealing more often this close to the water.
