Tenant Improvements in Van Nuys
Van Nuys tenant build-outs in the right order: permit, protection, demolition, rough-in, inspection, then drywall and finishes. Itemized written quotes.
Studs, then pipe and wire, then an inspector, then drywall: inside the walls of a Van Nuys suite that order does not bend. An LADBS inspector has to see framing, plumbing, electrical and ductwork while they are still exposed, and only after that sign-off do the boards go up. We write the whole sequence into the quote, from permit to final, so the landlord and building manager know when the noisy days fall.
Permit, protection, demolition
The approved plans come first, along with the landlord sign-off on the space plan and a delivery route agreed with the building manager. Protection follows: floor covering along the path through common areas, a dust wall at the suite door and labels on every door, fixture and wall that stays. Services running through the area to be cleared are shut off and capped upstream of the work area. Selective demolition comes next, and whatever it uncovers, such as a corroded drain or a dead circuit still tied into the panel, is written up and priced before new work covers it.
Rough-in, cover inspection, close-in
New partitions are framed, and the trades run sprinkler branches, duct, conduit, data cable and plumbing through the open studs and overhead. Then come the rough inspections for framing, electrical, plumbing, mechanical and the sprinkler work, each signed off while everything is visible. Insulation and drywall go up only after that. Where the plan has a suspended ceiling, the grid is hung and the space above it is inspected before the tiles drop in. Doors, light fixtures, flooring and paint come last, followed by final inspections and a punch walk with the building manager.
Tenant Improvements in Van Nuys: questions
Whatever your space plan calls for: partitions, doors, ceilings, lighting, power and data, plumbing for a break room or restroom, and the finishes. Restroom changes for access rules join the list when the plan touches them. The landlord work letter decides who pays for each item, and the quote labels every line by owner.
From your plan, one line per item, with landlord work kept apart from tenant work. Conditions that demolition uncovers are priced separately as changes, each with a short description, so you can approve them on their own and the quoted base still matches the drawings.
Give us the date and we count backward from it through plan check, demolition, rough-in, inspections, close-in and finishes. The quote says whether the scope fits that window. When it does not, the rooms you need on opening day can be built in a first phase and the rest after you move in.
